What a roof repair covers
Most roof repairs are small, specific jobs: one part of the roof has failed and the rest is sound. On the Beaches the usual suspects are tiles cracked by branches or foot traffic, mortar crumbling under the ridge capping, valleys rusting out under leaf litter, and fixings and flashings corroding in salt air.
Cracked, broken and slipped tiles
A single cracked tile can let water onto the sarking, or straight into the ceiling where there’s no sarking. The roofer lifts the tiles around it, replaces the broken ones with a matching profile, and checks the battens and sarking underneath while they’re exposed.
Ridge capping: rebedding and repointing
The capping along the ridges and hips of a tile roof sits on a mortar bed, sealed with pointing. As the old cement pointing cracks and drops out, the caps work loose and rain gets in along the ridge. Repointing seals over a sound bed; rebedding lifts the caps and lays a new bed first, then points over it, usually now with a flexible pointing compound. In NSW, tile bedding and pointing is part of the roof tiling licence.
Valleys and flashings
Valleys are the metal channels where two roof planes meet, and they carry most of the water. On leafy blocks they fill with gum leaves, hold moisture and rust from the inside. Flashings seal the joins around chimneys, walls, skylights and vents; when they lift or corrode, water runs straight in. Both are usually replaced rather than patched.
Metal roofs: screws, sheets and laps
On Colorbond and older iron roofs, corrosion usually starts at the fixings, the cut edges and the laps where sheets overlap, well before the rest of the sheet. Replacing corroded screws and the worst sheets can buy years. Lysaght’s fastener bulletin calls for Class 4 screws (AS 3566.1) in severe marine exposure, so near the surf it’s worth asking which screws are being used.
Whirlybirds, skylights and vents
A whirlybird that has started to rattle or wobble, or a skylight that leaks around its flashing, is a small repair. In NSW, fitting skylights and ventilators is covered by both the roof tiling and the roof plumbing licence.

Who can do the repair
NSW Fair Trading says you must hold a contractor licence to “carry out, advertise or contract for” building or trade work valued at more than $5,000 in labour and materials, including GST. For roofing, the licence category matters:
- Roof tiling covers tiles, tile bedding and pointing, valleys, sarking and battens.
- Roof plumbing covers metal roofs, gutters, downpipes and flashings.
- Roof slating covers slate, shingles and shakes.
Over $5,000 the contract has to be in writing and show the licence holder’s name and licence number. You can check it on the Service NSW licence register.
Fibro or “super six” roof?
Older corrugated fibro roofs may contain asbestos. SafeWork NSW says never to use high-pressure water on them, and warns they can be brittle enough to fall through. Removing more than 10 m² needs a licensed asbestos removalist.

- What the roof is made of, and roughly how old it is
- Single or two storey, and how steep the block is
- Where you’ve seen damage or water, with photos from the ground or inside the roof cavity
- Whether it’s an insurance claim after a storm

How much does a small roof repair cost?
A Sydney roofing contractor’s Mona Vale page publishes $300 to $800 for simple jobs, such as replacing a few cracked tiles, repointing a section of ridge or resealing a flashing. Can a roofer match my old tiles?
Often, but not always. Many common concrete and terracotta profiles are still made. Where yours isn’t, ask the roofer how they plan to match it, and which tiles they’ll use where, before the work starts.
Does a roof repair need a licensed roofer?
In NSW, work worth more than $5,000 in labour and materials, including GST, must be done under a contractor licence in the right category: roof tiling for tiles, bedding and pointing; roof plumbing for metal roofs, gutters and flashings. You can check any licence on the Service NSW licence register.
Is it safe to go up and look myself?
We’d rather you didn’t. SafeWork NSW treats work with a risk of a fall of more than 2 metres as high-risk construction work. Tiles crack underfoot, metal is slippery when wet, and SafeWork warns that asbestos cement roofs can be brittle enough to fall through. Look from the ground with binoculars, or from inside the roof cavity.
When is a repair no longer worth it?
If tiles are crumbling across whole sections or metal sheets are rusting through, ask a roofer to assess the covering, battens and sarking before choosing another patch repair. Compare the scope of a repair, restoration and replacement, and ask for the reasons in writing. The roof’s condition determines which option suits it.
