A Western Sydney roofing contractor’s cost guide, updated 17 April 2026, puts a medium single-storey tile roof of 120 to 180 m² at $5,000 to $7,500, including a full clean, rebed, repoint, two coats and minor tile replacements. Roof size, pitch, two storeys, access and how much rebedding the ridges need make the difference. Your own price comes from a roofer who has seen the roof.

Roof restoration prices published for Sydney

Northern Beaches roofers rarely publish restoration prices. The one local page we found with per-m² bands uses a national cost guide’s figures, so we cite that guide further down instead. These are a Western Sydney contractor’s dated bands by roof size, and a Sydney contractor’s figures, each shown as its publisher states it.

A Western Sydney roofing contractor’s cost guide (updated 17 April 2026), checked 1 October 2026. It says the prices include a “Full clean, rebed, repoint, two-coat Dulux application, minor tile replacements” and “all labour, materials, and site cleanup”, and that they are “based on current Western Sydney pricing”. It doesn’t say whether GST is included.

Both figures come from one Sydney contractor based in Oatley, checked 1 October 2026. Its pages are undated and don’t say whether GST is included. Its Sydney page says the price depends on “size, pitch, access and how much rebedding is needed”. The two pages don’t agree with each other, so we show both as published rather than pick one.

Roof restoration cost per m²

A national cost guide breaks restoration into roof-size bands. The rate per square metre falls as the roof gets bigger. It’s a national guide, and it says prices are higher in major cities like Sydney. Separately, the Western Sydney contractor above says the complete job “typically runs $35 to $65 per m2”.

A national trades marketplace’s cost guide (updated 6 January 2026), checked 1 October 2026. It says prices are higher in major cities like Sydney, and doesn’t say whether GST is included. A Northern Beaches roofer publishes the same per-m² bands under a Northern Beaches heading; they are these national figures, so we cite the original.

Roof area isn’t floor area. A pitched roof with eaves has more surface than the floor plan underneath it, so ask the roofer what area they’ve measured.

Extras that are often priced separately

A restoration price usually allows for a few broken tiles and the standard ridge work. Beyond that, roofers itemise. One Sydney contractor’s add-on rates show what tends to be charged by the metre or by the tile:

A Sydney contractor’s add-on rates, dated April 2025 and stated to include GST, checked 1 October 2026. They are about 18 months old, so treat them as a guide to what’s itemised rather than today’s price.

The Western Sydney guide above adds $1,500 to $4,000 for a tile restoration with extensive repairs.

What pushes a roof restoration price up

A Sydney contractor’s restoration page says its price depends on “size, pitch, access and how much rebedding is needed”. On the Beaches, these are the usual factors:

Roof size and pitch

More roof means more cleaning, more coating and more ridge. A steep roof is slower to work on and needs more safety gear, which is why pitch is one of the things the price depends on.

Two storeys and scaffolding

SafeWork NSW’s code of practice treats work with a risk of a fall of more than 2 metres as high-risk construction work, and a Safe Work Method Statement must be prepared before it starts. On a two-storey house that can mean scaffolding or edge protection, and that’s part of the price.

Access on steep blocks

On a steep or terraced block, where the roofer can’t park close or the scaffold has to stand on a slope, set-up takes longer and costs more.

How much rebedding the ridges need

Repointing seals over a sound mortar bed; rebedding lifts the capping and lays a new one first. A roof that needs full rebedding costs more than one that needs repointing only. Ask the roofer which they’ve priced, and for how many metres.

Broken tiles

The Western Sydney bands above include minor tile replacements. A roof with many broken tiles, or tiles in a profile that’s hard to match, adds to it.

Coastal exposure

Close to the surf, a metal roof may have more corroded screws, laps and flashings to deal with before the coating. Lysaght’s fastener bulletin lists AS 3566.1 Class 4 screws for severe exposure conditions, so ask which class is being used.

Asbestos cement roofs

SafeWork NSW says to never use high-pressure water or compressed air on asbestos-containing materials. If your roof contains asbestos, its advice is that the best solution is to replace it; if that’s not an option, a fungicide and sealant can be applied to clean the roof surface before re-painting. A pressure-clean price doesn’t apply to these roofs.

What a roof restoration quote should list

Two quotes can look close and include very different work. Ask for each of these in writing:

  • The roof area measured and the roof material
  • How the roof will be cleaned, and confirmation it isn’t asbestos cement
  • How many broken tiles are allowed for, and the rate per tile beyond that
  • Ridge capping: repointing only, or rebedding and repointing, and how many metres
  • Valleys: cleaned and checked, or replaced
  • On metal roofs: how many screws are replaced, their class, and which laps and flashings are resealed
  • The coating product, primer or sealer, number of coats and colour
  • Scaffolding or edge protection, and whether it’s in the price
  • Any workmanship or coating warranty, in writing
  • Whether GST is included, the deposit and the payment stages
  • The licence holder’s name and licence number

When a restoration isn’t worth it

Restoring a roof makes sense when it’s sound underneath. It isn’t worth it when:

  • tiles are crumbling or cracking across whole sections
  • metal sheets are rusting through, not just at the screws and laps
  • the roof is asbestos cement
  • a steel roof sits closer to the surf than its product suits, which BlueScope’s selection guide sets out by distance

Contracts, deposits and insurance in NSW

Two dollar thresholds matter for a restoration, and the deposit cap applies at any price.

  • Over $5,000 including GST: the contract must be in writing (a small works contract up to $20,000) and name the licence holder and the licence number.
  • Deposit: the Home Building Act caps it at 10% of the contract price for all residential building work.
  • Over $20,000 including GST: a full home building contract, five clear business days to cool off, and, for most projects, Home Building Compensation Fund (HBCF) insurance. icare says you must have HBCF cover before you “Start work, or take any payment for the project, including a deposit.”

Who can restore a roof: NSW licences

NSW Fair Trading says you must hold a contractor licence to “carry out, advertise or contract for” building or trade work valued at more than $5,000 in labour and materials, including GST. Roof tiling covers tile bedding, pointing and protective coatings; roof plumbing covers metal roofs, flashings and protective coatings; and painting is a licence class of its own. Check any licence, and its category, on the Service NSW licence register.

A Western Sydney roofing contractor’s cost guide (updated 17 April 2026) puts a medium single-storey tile roof of 120 to 180 m² at $5,000 to $7,500, and a large double-storey tile roof of 250 m² plus at $9,000 to $13,000. It says those prices include a full clean, rebed, repoint, two coats and minor tile replacements, and doesn’t say whether GST is included.

How much is roof restoration per square metre?

hipages’ national guide (6 January 2026) publishes $28 to $38 per m² for a small roof, $22 to $28 for a medium-sized roof and $17 to $22 for a larger roof, and says prices are higher in major cities like Sydney. Separately, a Western Sydney contractor says the complete job typically runs $35 to $65 per m².

How much does a metal roof restoration cost?

The same Western Sydney contractor publishes $3,000 to $7,000 for restoring a Colorbond or Zincalume roof (17 April 2026). On a metal roof the work is mostly in the fixings, laps and flashings before the coating, so the number of rusted screws and the state of the flashings move the price.

Is a roof restoration worth it?

It can be when the tiles or sheets are sound: it deals with the pointing, broken tiles and fixings in one job. It isn’t worth it on tiles crumbling across whole sections, steel rusting through, or an asbestos cement roof, where SafeWork NSW’s advice is that replacing it is the best solution. How much deposit can a roofer ask for in NSW?

No more than 10% of the contract price. The Home Building Act caps the deposit for all residential building work at 10%, whatever the contract value.

Does a restoration need a written contract?

Yes, if the price is over $5,000 including GST. It must be in writing and name the holder of the contractor licence and the licence number. Over $20,000 including GST, it needs a full home building contract with five clear business days to cool off, and for most projects Home Building Compensation Fund insurance before work starts or any payment is taken.

Are these prices including GST?

Mostly they don’t say. Of the pages on this guide, only the Sydney contractor whose add-on rates are dated April 2025 states that its prices include GST. Ask for the GST position in writing on any quote.
