The short answer

A Sydney roofing contractor’s Mona Vale page says: “Simple jobs like replacing a few cracked tiles, re-pointing a section of ridge or re-sealing a flashing typically cost $300–$800.” Larger scopes, such as multi-leak diagnosis, a full ridge re-bed or storm damage across several roof sections, “usually fall between $1,500 and $3,500”. The page is undated and doesn’t say whether GST is included.

Roof repair prices on the Northern Beaches

Most Northern Beaches roofers don’t publish prices. These come from Sydney contractors’ pages written for Mona Vale, Manly and the Beaches, so treat them as a guide to what’s normal, not a quote. They’re per job.

Sydney roofing contractors’ pages written for Mona Vale, Manly and the Northern Beaches, checked 1 October 2026. All three are undated, none says whether GST is included, and the Mona Vale page uses the same wording as the company’s pages for other suburbs. They’re per job.

The spread is mostly about scope and access. A few tiles on a single-storey roof sits at the bottom. A steep two-storey roof, several problems at once, or a repair that turns up rotten battens sits at the top.

Roof leak repair cost

We couldn’t find a Northern Beaches roofer that publishes a leak repair price. A leak costs what it takes to find it plus what it takes to fix it, and water often shows up on the ceiling well away from where it gets in. On the Mona Vale page above, resealing a flashing or replacing a few tiles is in the $300 to $800 band, and “multi-leak diagnosis” is in the $1,500 to $3,500 band.

Tile roof repair cost: broken tiles, ridges and valleys

A Sydney contractor publishes its rates for the parts of a tile roof repair. They’re from April 2025, so they’re a guide to how jobs are itemised more than today’s price, and they’re add-ons to a bigger job, not the price of a visit on their own.

Ridge capping repair cost

Repointing seals new pointing over a sound mortar bed. Rebedding lifts the capping and lays a new bed first, which is why it costs more per metre. For a whole roof’s ridges and hips:

Valleys and flashings

Valley irons rust out under wet leaf litter. A Sydney contractor’s Manly page publishes $1,200 to $1,500 per valley to replace one. The April 2025 rates above price valley replacement per linear metre instead, so the two aren’t directly comparable: a valley’s length decides the total.

National roof repair rates

hipages, a national trades marketplace, publishes average rates. They’re national, so expect Sydney to sit higher, as hipages itself notes.

A national trades marketplace’s roof repair and roof restoration cost guides (both updated 6 January 2026), checked 1 October 2026. They’re national figures, not Sydney ones, and don’t say whether GST is included. The restoration guide notes that prices are higher in major cities like Sydney.

A Northern Beaches roofing contractor’s storm-damage page (published 30 April 2026), checked 1 October 2026. It describes these as indicative, gives “Emergency make-safe” as “Varies by urgency and access”, and doesn’t say whether GST is included.

During a storm, Northern Beaches Council’s advice is to call the SES on 132 500 for roof damage, and Triple Zero (000) if life is at risk. Don’t climb onto a storm-damaged roof. Under the Home Building Act, the written-contract and cooling-off rules don’t apply to urgent work that couldn’t be done promptly otherwise, where waiting would risk someone’s safety or damage to property. What a roof repair quote should list

Two repair quotes with the same total can cover very different work. A good one says:

  • What has failed and where, ideally with photos taken on the roof
  • What will be replaced, and with what: the tile profile, the pointing compound, valley material, screw class
  • Quantities: how many tiles, how many metres of ridge or valley
  • Access, scaffold or edge protection, if the roof needs it
  • How extra damage found during the job will be priced and agreed with you first
  • Whether GST is included
  • Over $5,000 including GST: a written contract with the licence holder’s name and licence number

When a repair becomes a restoration or a new roof

Repairs make sense while the problem is in one place. When the list keeps growing, compare the totals. The Northern Beaches storm page publishes $5,000 to $12,000 for a partial roof repair. A Western Sydney contractor publishes $5,000 to $7,500 to fully restore a medium single-storey tile roof (120 to 180 m²), and a Sydney contractor publishes $3,000 to $10,000 to strip a section, lay new sarking and re-lay the tiles.

  • Restoration suits a sound roof that’s tired all over: cracked pointing, faded tiles, moss. See roof restoration cost.
  • Replacement suits tiles crumbling across whole sections, steel rusting through rather than at the screws, or an asbestos cement roof. See roof replacement cost.

What needs a licensed roofer

NSW Fair Trading says you must hold a contractor licence to “carry out, advertise or contract for” building or trade work valued at more than $5,000 in labour and materials, including GST. Below $5,000 that rule doesn’t apply, but checking a licence is still the simplest way to see who you’re dealing with. The categories are roof tiling (tiles, bedding and pointing, valleys, sarking and battens) and roof plumbing (metal roofs, gutters, downpipes and flashings). Check any licence on the Service NSW licence register.

We’d rather you didn’t go up yourself. SafeWork NSW treats work with a risk of a fall of more than 2 metres as high-risk construction work, tiles crack underfoot, and SafeWork warns that asbestos cement roofs can be brittle enough to fall through. Look from the ground, or from inside the roof cavity.

A Sydney contractor’s add-on rates (April 2025, including GST) list broken tile replacement at $25 to $45 per tile, as part of a larger job. A visit just to replace a few cracked tiles is published at $300 to $800 on a Sydney contractor’s Mona Vale page.

How much does ridge capping repair cost?

A Sydney contractor publishes $1,500 to $4,000 for a full rebed and repoint on a typical Sydney home. Another’s Manly page prices ridge pointing at $40 to $50 per lineal metre. See ridge capping repairs.

Do roofers charge a call-out fee?

It varies, so ask before anyone comes out. Of the Sydney roofing pages we checked, a roof painting and repair company’s Mona Vale page advertises “$0 Call out and quote”; most don’t publish a call-out fee at all. hipages’ national guide puts roofers’ hourly rates at $40 to $90.

Is GST included in these prices?

Only one source says: a Sydney contractor’s add-on rates (April 2025) state that they include GST. None of the other pages says either way, so ask for the GST to be shown on the written quote.
