Ridge capping repair, Northern Beaches: roofer lifting a loose terracotta ridge cap to show the crumbled bedding mortar beneath

Published

The short answer

Ridge capping is the row of capping along the top of the roof and down the hips. On a tile roof the caps sit on a mortar bed, are sealed with pointing and must each be fixed down; on a Colorbond or Zincalume roof it’s a folded steel capping screwed over the sheets. The repair is one of four: repoint over a sound bed, rebed and repoint when the caps are loose, replace broken caps, or re-screw or replace a metal capping and its foam seals. One Sydney roofer publishes $1,500 to $4,000 for a full rebed and repoint on a typical Sydney home; another’s Manly page prices pointing at $40 to $50 a lineal metre.

What ridge capping is on a tile roof

On a terracotta or concrete tile roof, rounded capping tiles cover the ridge along the top and the hips down the corners. Monier, a roof tile manufacturer, shows them in its drawings sitting on a mortar bed, sealed with a layer of flexible pointing, and fixed down with clouts, screws or a ridge clip.

That fixing isn’t optional. The building code’s housing provisions (NCC 2022, Part 7.3) say ridge, hip and barge tiles must be fixed, with the instruction “Fix each tile” for every wind class it covers. The fixings it accepts include galvanised nails, screws, purpose-made clips and “Flexible pointing material complying with AS 2050”. Mortar bedding on its own isn’t on the list.

Dry ridge systems, which fix the caps mechanically with no mortar, are sold in Australia. One supplier says that, unlike Europe, Australia hasn’t yet moved away from the traditional mortar-and-pointing method, and that’s what you’ll find on most tiled roofs on the Beaches.

Metal ridge capping on Colorbond and Zincalume roofs

On a steel roof, the ridge capping is a long folded strip of Colorbond or Zincalume steel over the top of the sheets. Lysaght’s installation manual says flashings and cappings are “strips of metal formed to weatherproof the edges of roofing”, fastened along both long edges at 500 mm centres in its drawings.

Underneath, the manual describes closed-cell foam infill strips that block the gaps under the sheet ribs against “Dust, insects, birds, rodents, bushfire embers and wind-driven rain”, and the sheet pans turned up at the high end to minimise wind driving water back under the capping. Near the surf, the screws matter too: see steel roofs near the coast for the screw classes Lysaght lists.

Bush fire prone land

Lysaght’s manual says gaps under cappings on bush fire prone land are to be “sealed by mesh, perforated sheet, mineral wool or other non-combustible material”, and warns against infill strips made from flammable materials there. The BAL roofing requirements checker covers the rest.

Signs your ridge capping needs repairs

A Sydney roofer’s Northern Beaches page lists the usual signs on a tile roof as “visible cracking along the ridge line, small pieces of mortar in the gutters, capping that looks slightly out of line, or damp appearing in the roof space near a ridge after heavy rain.” Monier’s FAQ names cracked or broken mortar bedding under the capping as a cause of leaks.

You can check most of this without going up. Our suggestions:

  • Look along the ridge and hips from the street or with binoculars for caps out of line, gaps or cracked pointing.
  • Check the gutters and paths below for mortar crumbs or coloured grit after rain.
  • Look for ceiling stains near the top of the roof, or daylight at the ridge from inside the roof space.
  • On a metal roof, look for capping that has lifted or rusted at the laps, missing screws, or foam strips blown out of the ribs.

Stay off the roof. SafeWork NSW’s code of practice for housing construction treats a risk of a fall of more than 2 metres as high-risk construction work, and Monier says “accessing and walking on roofs can be dangerous”.

On an old corrugated fibro roof, the ridge capping may be asbestos cement: SafeWork NSW lists “ridge and barge capping” among the asbestos cement products that must never be water-blasted. See asbestos roof removal before anyone works on it.

Ridge capping repairs: repoint, rebed or replace

Repoint over a sound bed

If the caps are firm and only the pointing has cracked, the old pointing is cleaned out and new flexible pointing is pressed over the joint. How it’s done, and why it needs dry weather to cure, is in our roof repointing guide.

Rebed and repoint loose caps

Monier’s advice for cracked or broken bedding is that “Capping should be re-bedded or re-pointed”. The Sydney roofer quoted above puts the difference plainly: “Where the bed underneath has broken down, the capping is lifted and re-bedded rather than pointed over the top of a failing base.” The caps are lifted, a new mortar bed is laid, and they’re re-set, fixed and pointed.

Replace broken ridge caps

A cap cracked by a falling branch or foot traffic is replaced with a matching one, then bedded and pointed. Older or discontinued tiles can be hard to match, so ask how the roofer will source one.

Re-screw or replace metal ridge capping

On a steel roof, the repair can be new screws, a replaced length of capping, or new foam infill where it has perished. On the Beaches, ask for screws of the class Lysaght lists for your distance from the sea.

Ridge capping repair cost in Sydney: repointing and rebedding prices

No roofer based on the Northern Beaches publishes a ridge capping price. These are Sydney roofers’ published figures, two of them on pages written for Manly and Mona Vale, each shown with its publisher. A per-metre rate is useful for checking a quote: measure the ridges and hips roughly from a plan or aerial photo and multiply.

Ridge capping repair prices on Manly and Mona Vale pages

What’s chargedPublished priceWho publishes it
Pointing ridge tiles, per lineal metre$40 to $50North Shore Roof Repairs, Manly page (undated)
Simple jobs, such as re-pointing a section of ridge$300 to $800Crown Roofers, Mona Vale page (undated)
Larger scopes, including a full ridge re-bed$1,500 to $3,500Crown Roofers, Mona Vale page (undated)

Two Sydney roofing contractors’ pages written for Manly and Mona Vale, both undated, checked 22 and 23 October 2026; neither says whether GST is included. The Mona Vale page uses the same wording as the company’s pages for other suburbs. The Manly page’s per-metre rate is for pointing; it doesn’t say rebedding is included.

Rebedding and repointing prices from Sydney roofers

What’s chargedPublished priceWho publishes it
Full rebed and repoint, typical Sydney home$1,500 to $4,000Aussie Roof Repairs, Sydney (undated)
Ridge cap repointing, per linear metre$40 to $60Innovate Roofing, Sydney rates (April 2025)
Ridge cap rebedding, per linear metre$75 to $95Innovate Roofing, Sydney rates (April 2025)

Checked 22 and 23 October 2026. Aussie Roof Repairs (Oatley) is undated and doesn’t state GST. Innovate Roofing’s per-metre rates are add-ons to a restoration, dated April 2025 and stated to include GST; at about 18 months old, treat them as a guide to what’s itemised.

Metal ridge capping prices

What’s chargedPublished priceWho publishes it
Metal ridge cap, per lineal metre$55 to $110Silverleaf Roofing, Western Sydney (2025 figures)
Colorbond roll-top ridge capping, supply only, per lineal metre$13.90Metal Roofing Online, steel supplier
Zincalume roll-top ridge capping, supply only, per lineal metre$13.00Metal Roofing Online, steel supplier
Colorbond ridge capping for Trimdek, supply only, per lineal metre$27.60Metal Roofing Online, steel supplier

Checked 22 and 23 October 2026. Silverleaf Roofing, a Penrith contractor, gives its band as an average cost per lineal metre, “indicative for the Greater Sydney and Penrith region as of 2025”, and doesn’t say whether labour is included or whether GST is. The supply-only figures are an online steel supplier’s prices for the capping alone, GST included. We found no Sydney roofer publishing an installed price for replacing metal ridge capping.

Expect the price to rise with a second storey, a steep pitch, scaffold or edge protection, a long hip roof, and how many caps need rebedding rather than repointing. More repair prices are in the roof repair cost guide.

Who can repair ridge capping in NSW

On a tile roof it’s roof tiling work: NSW Fair Trading’s licence page says roof tiling “includes tile bedding and pointing”. On a metal roof it’s roof plumbing, which covers “roof flashing and roof coverings”. Either way, a contractor licence is needed for work valued at more than $5,000 in labour and materials, including GST, and a written contract is needed over that amount. Check a roofer’s licence on the Service NSW licence register.

Common questions

What is ridge capping on a roof?

It’s the capping along the ridge at the top of the roof and down the hips. On tile roofs it’s a row of rounded capping tiles on a mortar bed, sealed with pointing and fixed down; on metal roofs it’s a folded steel capping screwed over the sheets.

How much does ridge capping repair cost in Sydney?

Published figures vary by publisher. Aussie Roof Repairs publishes $1,500 to $4,000 for a full rebed and repoint on a typical Sydney home. North Shore Roof Repairs’ Manly page prices pointing at $40 to $50 per lineal metre. Innovate Roofing listed $40 to $60 a metre for repointing and $75 to $95 for rebedding in April 2025, including GST.

Is repointing enough, or do the caps need rebedding?

Repointing alone only suits caps that are still firm on a sound bed. If the caps move or the mortar under them has crumbled, they need to be lifted and rebedded, then pointed. A roofer decides once they’ve checked each cap.

Do ridge caps have to be fixed down?

Yes. NCC 2022’s housing provisions say ridge, hip and barge tiles must be fixed: “Fix each tile”. Accepted fixings include nails, screws, clips and flexible pointing that complies with AS 2050. Mortar bedding on its own isn’t one of them.

Can metal ridge capping be repaired?

Often, yes: loose capping can be re-screwed, a rusted length replaced, and perished foam infill strips renewed. Where it has rusted along most of its length, the alternative is a new capping.
