Roof work for Northern Beaches homes, rentals and strata buildings
Cracked terracotta tiles, a leak after a southerly, loose ridge capping or gutters packed with gum leaves? Roofing Northern Beaches helps homeowners, landlords and strata committees plan the work and describe the job. The guides cover Manly, Dee Why, Collaroy, Narrabeen, Mona Vale, Newport, Avalon Beach and the Forest district, with separate information for repairs, restoration and a whole new roof.
Salt spray, bush fire prone land along the national parks, steep blocks and east coast lows all matter when planning roof work. Check published Sydney prices, the steel that suits your distance from the surf and the approval questions for re-roofing. For an enquiry, include the roof material, the symptoms, the number of storeys and anything that makes access difficult.

Roofing services on the Northern Beaches
From one cracked tile to a whole new Colorbond roof, here’s what each job involves and which details help with an enquiry.

Roof repairs
Cracked or slipped tiles, rusted screws, lifted flashings or a failed valley can need individual parts repaired or replaced. A roofer checks the damaged section and the battens or sarking underneath, rather than assuming the whole roof needs replacing.
For a repair enquiry, include the roof material, where the damage is and how many storeys the house has. Say whether water is getting inside. Published Sydney prices for a few tiles or a resealed flashing start in the hundreds; the repair guide explains larger scopes and what affects the price.

Roof leak repairs
Water can travel through the roof before a stain appears on the ceiling. Leak repairs start by tracing the entry point: cracked tiles, rusted valleys, failed flashings or overflowing gutters. Repairing the cause matters more than patching the spot above the stain.
Describe which room is affected, when it leaks and what the roof is made of. Photos from the ground or inside the house can help explain it. Keep clear of sagging ceilings and wet light fittings, and use the emergency advice if there is an immediate hazard.

Ridge capping, rebedding and repointing
The curved capping tiles along a tile roof’s ridges and hips sit on a mortar bed, sealed with pointing. Over the years the old cement pointing cracks, the capping loosens, and wind-driven rain gets in along the ridge.
Rebedding lifts the capping and lays a new bed; repointing seals over a sound bed with flexible pointing compound. Tell us whether the caps are loose, the mortar is cracking or water is getting in, and roughly how much ridge is affected. The repair page explains the difference and published Sydney prices.

Roof restoration
A restoration brings a sound but tired roof back: cleaning, replacing broken tiles, rebedding and repointing the ridges, then a primer and two coats of membrane. On metal roofs it means replacing rusted screws, resealing laps and flashings, then priming and coating.
It suits tiles or sheets that are still sound; widespread crumbling or rust holes need a condition check first. Include the roof material, approximate age, area and whether you want a colour change. Never water-blast an asbestos cement roof: SafeWork NSW prohibits high-pressure water on asbestos.

Roof replacement and Colorbond re-roofing
Re-roofing removes the old tiles or sheets and replaces the covering, with new sarking and battens where needed. A change from tile to Colorbond, old iron to new steel or worn tiles to new tiles needs a clear scope for strip-out, materials and access.
Include the existing material, approximate roof area, storeys and the replacement you’re considering. Mention suspected asbestos and how close the house is to breaking surf. BlueScope’s steel selection guidance and the local approval questions are covered on the replacement page.

Gutters, downpipes and gutter guard
Rust holes, leaking joins, sagging gutters and split or blocked downpipes need different work. Clearing leaves is different from replacing worn sections. The scope should identify the affected gutters, outlets, brackets and downpipes, plus any gutter guard.
Tell us which sides of the house are affected, roughly how many metres need attention and how many downpipes are involved. Include the number of storeys, visible fascia damage and whether you want gutter guard. The gutter page explains repairs, replacement and published guide prices.

Storm damage and emergency roof repairs
East coast lows and summer storms bring down branches, lift tiles and sheets, and drive rain under flashings. Northern Beaches Council’s advice during the July 2025 east coast low was to call the SES on 132 500 for roof damage, and Triple Zero (000) if life is at risk.
Once it’s safe, photograph the damage from the ground or inside the house and contact your insurer early. Temporary make-safe work and the permanent repair are separate scopes. This enquiry form is not monitored for emergencies; include when the damage happened and any temporary work already arranged.

How much does roofing cost on the Northern Beaches?
Every roof is different, so the price comes after a roofer has seen it. Few Northern Beaches roofers publish prices, so here are published Sydney figures, each with the business that publishes them.
Restorations and new roofs: published prices
5 published prices
| What’s charged | Published price | Who publishes it |
|---|---|---|
| Tile roof restoration, medium single-storey (120 to 180 m²) | $5,000 to $7,500 | Action Roofing, Western Sydney prices |
| Metal roof restoration (Colorbond or Zincalume) | $3,000 to $7,000 | Action Roofing, Western Sydney prices |
| Re-roof in Colorbond or metal, supply and install | from $170/m² | Aussie Roof Repairs, Sydney (undated) |
| Re-roof in terracotta tiles, supply and install | from $200/m² | Aussie Roof Repairs, Sydney (undated) |
| Tile to Colorbond on an old-style roof | $15,000 to $20,000 | hipages, national guide |
Each row is quoted as its publisher states it, checked 1 October 2026; none says whether GST is included. The restoration bands are a Western Sydney contractor’s (17 April 2026) and include a full clean, rebed, repoint and two coats. The re-roofing rates are a Sydney contractor’s undated “from” prices, including strip-out, new sarking and standard flashings, with two-storey access and steep pitches extra. The tile-to-Colorbond band is a national marketplace guide (6 January 2026). Your own price comes from the roofer after they’ve seen the roof.
Repairs, ridge capping and gutters: published prices
5 published prices
| What’s charged | Published price | Who publishes it |
|---|---|---|
| Simple repair: a few cracked tiles, a section of ridge, a flashing resealed | $300 to $800 | Crown Roofers, Mona Vale page (undated) |
| Ridge capping: full rebed and repoint | $1,500 to $4,000 | Aussie Roof Repairs, Sydney (undated) |
| Ridge pointing, per lineal metre | $40 to $50 | North Shore Roof Repairs, Manly page (undated) |
| Minor storm repair: small leak, flashing, a few tiles or fixings | $300 to $1,000 | Cloud9 Roofing, Northern Beaches |
| Full gutter replacement, single-storey home | $2,000 to $6,000 | Action Roofing, Western Sydney contractor |
Quoted as each publisher states them, checked 1 October 2026; none says whether GST is included. Only the storm repair row comes from a business based on the Northern Beaches (published 30 April 2026). The others are Sydney contractors’ pages: two written for Manly and Mona Vale and one Sydney page, all undated, and a Western Sydney contractor’s gutter page updated 23 July 2026. Most Northern Beaches roofers don’t publish prices at all.

Near the beach? Salt air decides which steel roof will last
Salt spray corrodes steel roofing faster the closer a house is to the surf. BlueScope, which makes Colorbond, recommends a minimum distance from breaking waves for each of its roofing steels, measured from the high-tide mark:
- Within 100 m of the surf
Stainless steel (BlueScope’s SUPERDURA). Neither Colorbond grade is recommended this close.
- 100 to 200 m from the surf
Colorbond Ultra. Standard Colorbond is only recommended further back.
- More than 200 m from the surf
Standard Colorbond (Classic or Matt finish).
- On sheltered, calm water
BlueScope’s guide lists standard Colorbond and Colorbond Ultra right to the water’s edge of calm marine water, such as a sheltered bay or lagoon. It counts Sydney Harbour east of the Bridge as exposed, which uses the surf distances.
Wash salt off sheltered steel
Rain rinses the open roof, but not the steel under eaves and gutters. BlueScope says to wash those areas “six monthly as a minimum, or three monthly in locations such as coastal areas where marine salt spray is prevalent”.
Near bushland: seal against embers
Much of the Beaches backs onto national park and bushland. If your block is on council’s bush fire prone land map, a new roof done without council approval must be sealed against embers and use equivalent or better materials.
Keep gutters clear of gum leaves
The NSW RFS says to clean gutters of leaves and twigs and to fit metal gutter guards. The SES adds that blocked gutters can overflow under the eaves into the roof cavity.

Re-roofing on the Beaches: approvals, licences and asbestos
Roof repairs usually don’t need council approval. Replacing roof cladding is often exempt development too, if it meets the Codes SEPP’s conditions, such as no new or resized roof openings and no reduced fire resistance. On the Beaches, check these four points before work starts:
- Heritage. Exempt re-roofing doesn’t apply to a heritage item or a house in a heritage conservation area. Council says heritage work needs a development application.
- Bush fire prone land. The new roof must be sealed against embers and use equivalent or better materials.
- Asbestos. More than 10 m² of bonded asbestos must be removed by a SafeWork-licensed removalist.
- The licence. Roofing work over $5,000 must be done under a NSW contractor licence in the right category. Check it on the Service NSW register.
Your property’s planning certificate shows its heritage and bush fire status. The roofer should confirm the approval pathway in writing with the quote.

Choosing a roofer on the Northern Beaches
Six things worth checking before you sign, whatever the size of the job.
The licence and its category
Over $5,000, the roofer needs a NSW contractor licence for the work: roof tiling for tiles, roof plumbing for metal and gutters. Check it on the Service NSW register.
A written contract
Over $5,000 it must be in writing and show the licence holder’s name and number. Over $20,000 it’s a full home building contract.
Insurance over $20,000
Home Building Compensation Fund cover has to be in place before work starts or any money, including a deposit, is taken.
A deposit of 10% at most
NSW law caps the deposit for residential building work at 10% of the contract price.
The right steel for the coast
Ask which Colorbond grade and which screws are quoted, and how far your house is from breaking surf. What BlueScope recommends.
Safe work at height
SafeWork NSW treats work with a risk of a fall of more than 2 metres as high-risk construction work. Ask how the roofer will work safely on yours.
Common questions
Prices, approvals, licences, coastal steel and storms: the questions Beaches homeowners ask first, answered from the sources.
How much does a roof restoration cost on the Northern Beaches?
It depends on the roof’s size, pitch, access and how much repair it needs, so the roofer prices it after seeing it. As a guide, a Western Sydney roofing contractor publishes $5,000 to $7,500 for a medium single-storey tile roof (120 to 180 m²), including a full clean, rebed, repoint and two coats. We couldn’t find a Northern Beaches roofer that publishes its own restoration prices. See roof restoration cost.
How much does it cost to replace a roof with Colorbond?
One Sydney roofing contractor publishes Colorbond re-roofing from $170 per square metre of roof, supply and install, including stripping the old roof, new sarking and standard flashings. A national trades marketplace gives $15,000 to $20,000 for tile to Colorbond on an old-style roof. Size, two storeys, steep pitches and asbestos all add to it. See roof replacement cost.
Do I need council approval to replace my roof?
Often not, but check. Under the NSW Codes SEPP, repairing or replacing roof cladding can be exempt development on a one or two storey house that isn’t a heritage item or in a heritage conservation area, if no openings are added or resized, fire resistance isn’t reduced and, on bush fire prone land, the roof is sealed against embers. More than 10 m² of asbestos must be removed by a licensed removalist. Your property’s planning certificate shows heritage and bush fire status; ask the roofer to confirm the approval pathway before work starts.
Does a roofer need a licence in NSW?
For work worth more than $5,000 in labour and materials, including GST, yes. NSW Fair Trading says you must hold a contractor licence to “carry out, advertise or contract for” roof tiling, roof plumbing, roof slating and painting work above that amount. Check any licence on the Service NSW licence register, and look for the right category: roof tiling for tile work, roof plumbing for metal roofs and gutters.
What contract and insurance should I get?
In NSW, residential building work over $5,000 needs a written contract that names the licence holder and their licence number. Over $20,000 it needs a full home building contract, Home Building Compensation Fund insurance before any money is taken, and you get a five business day cooling-off period. The deposit can’t be more than 10% of the contract price.
Which Colorbond should I use near the beach?
BlueScope’s roofing selection guide recommends standard Colorbond steel more than 200 metres from breaking surf, Colorbond Ultra more than 100 metres away, and SUPERDURA stainless steel closer than that. Distances are measured from the high water mark, and BlueScope says local conditions matter. See steel roofs near the coast.
My roof is leaking in a storm. Who do I call?
In a life-threatening emergency, call Triple Zero (000). For storm damage to the roof, call the NSW SES on 132 500. Keep away from sagging ceilings and wet light fittings, and don’t go up on a wet or damaged roof. Photograph the damage for your insurer. See roof leaking: what to do.
Could my roof contain asbestos?
If it’s an older fibro or “super six” style sheet roof, possibly. The NSW EPA says a house built before 1990 “probably has asbestos-containing materials”; Northern Beaches Council says homes built or renovated before 1987 may contain it. A licensed removalist must remove more than 10 m² of bonded asbestos, and SafeWork NSW says never to use high-pressure water on it. Don’t walk on it either: SafeWork warns these roofs can be brittle.
Should I restore my roof or replace it?
Restoration suits a roof whose tiles or sheets are still sound: it cleans, repairs, rebeds, repoints and recoats what’s there. When metal is rusting through, tiles are crumbling or the battens are failing, replacing the roof usually makes more sense. A roofer who has been up on it can tell you which, and why. See roof restoration and roof replacement.
Which areas do these guides cover?
The whole Northern Beaches Council area that’s reachable by road, including Manly, Fairlight, Queenscliff, Freshwater, Balgowlah, Balgowlah Heights, Clontarf, Manly Vale, North Balgowlah, Seaforth, North Manly, Curl Curl, North Curl Curl, Dee Why, Cromer, Narraweena, Brookvale, Beacon Hill, Oxford Falls, Collaroy, Collaroy Plateau, Wheeler Heights, Narrabeen, North Narrabeen, Elanora Heights, Ingleside, Warriewood, Mona Vale, Bayview, Church Point, McCarrs Creek, Newport, Bilgola Beach, Bilgola Plateau, Avalon Beach, Clareville, Whale Beach, Palm Beach, Frenchs Forest, Belrose, Davidson, Forestville, Killarney Heights, Allambie Heights, Terrey Hills, Duffys Forest and Cottage Point.
