Six in ten Manly Vale homes are flats, on the medium-density strip beside Condamine Street, and most of the rest are houses on the slopes toward Manly Dam. Roofing Northern Beaches takes requests for roof repairs, leak repairs, gutters and roof replacement in Manly Vale, and a licensed local roofer who covers the suburb can call you to talk it through. Start with roof repairs, or roof replacement if the roof is past fixing.
At the 2021 Census, 1,533 of Manly Vale’s 2,473 occupied private dwellings (62.0%) were flats or apartments, against 21.7% across NSW, and 833 (33.7%) were separate houses. By our calculation from NSW Government map data, the medium-density zone covers only about 8% of the suburb.
Unit block roofs in Manly Vale: who arranges the repair
NSW Government guidance says “The owners corporation is responsible for maintenance and repair of common property”, and puts “Roof and gutters” with the owners corporation “In most cases”. If water is coming through a unit ceiling, tell the strata manager or committee; strata roof leaks in NSW covers emergency repairs and what to do if the leak isn’t fixed. The unit blocks also sit away from the suburb’s bushland: by our calculation, none of the medium-density land is on council’s bush fire prone land map.
Warringah rules for Manly Vale roofs, despite the 2093 postcode
Manly Vale shares postcode 2093 with Balgowlah, but not its planning rules. By our calculation from NSW Government map data, all of Manly Vale’s zoned land is under the Warringah LEP 2011, so the Warringah DCP 2011 applies, not the Manly DCP 2013 and its roof pitch and scenic protection controls, until the single Northern Beaches plans (exhibited from 20 July 2026) commence; council expects that in mid-2027. The DCP says “Roofing materials should not cause excessive glare and reflection”, and near bushland, such as the Manly Dam and Burnt Bridge Creek edges, colours and materials “must blend in to the natural landscape”. By our reading, these controls apply when the work needs a development application.
By our map count, seven heritage items fall in Manly Vale, mostly public or landscape items such as the Manly Hydraulics Laboratory, St Peters Church Hall and two bridges; one is a house. For a listed property, council’s heritage FAQ says “If you wish to repair, change or renovate your heritage-listed property you need to lodge a development application”. The guide to council approval for a new roof covers the rest.
Manly Dam’s bushland edge and flash flooding in Manly Vale
Manly Vale borders Manly Warringah War Memorial State Park, also known as Manly Dam, which council says “supports 375ha of pristine bushland”. About 17% of Manly Vale’s residential land is on council’s bush fire prone land map, by our calculation, all of it house land near the park edge and the Burnt Bridge Creek corridor, such as Marinella Street and Arana Street. On mapped land, an exempt re-roof must “be adequately sealed or protected to prevent the entry of embers” and “use equivalent or improved quality materials”; see BAL roofing requirements.
On 26 February 2022, the Leader reported volunteers at the SES Manly Unit describing “an endless number of roof jobs” around Manly Vale and North Manly. In the storms of 8 and 9 March 2022, the Northern Beaches Advocate reported flash flooding that closed the Mackellar Girls Campus on Campbell Parade, and the SES helping with a roof repair in Manly Vale. Roof leak repairs explains how a leak is traced, and gutters and gutter guard covers overflowing gutters.
Salt matters less: by our calculation, all of Manly Vale is more than 1 km from the surf, beyond BlueScope’s largest breaking-surf distance, though a few homes near the Manly Lagoon end of the suburb should ask the roofer about the steel grade. Steel roofs near the coast has the detail.

Before re-roofing in Manly Vale
Whether a new roof needs approval depends on the property, not just the suburb: whether it’s a heritage item or in a heritage conservation area, whether it’s on bush fire prone land, and whether the old roof contains asbestos. Your property’s planning certificate shows its heritage and bush fire status, and Northern Beaches Council explains exempt and complying development. The roofer should confirm the approval pathway with the quote. See roof replacement for the conditions.
