The short answer
One Sydney contractor publishes $3,500 to $9,000 to paint a typical Sydney home’s roof, and $4,000 to $12,000 with full repairs, rebedding and repointing. A Western Sydney contractor publishes $35 to $65 per m² for a complete restoration with two coats. We found no Northern Beaches roofer that publishes a painting price. Size, pitch, two storeys, access on a steep block, and how much preparation the roof needs move the price most.
Published roof painting prices for Sydney
These are the clearest published figures we could find for Sydney, each with its publisher. They’re quoted as published; we haven’t averaged them or joined two publishers’ figures into one range.
Published roof painting and recoating prices
| What’s charged | Published price | Who publishes it |
|---|---|---|
| Roof painting, typical Sydney home | $3,500 to $9,000 | Aussie Roof Repairs, Sydney (undated) |
| Painting with full repairs, rebedding and repointing | $4,000 to $12,000 | Aussie Roof Repairs, Sydney (undated) |
| Full restoration including two coats, per m² | $35 to $65 | Action Roofing, Western Sydney prices |
| Medium single-storey tile roof (120 to 180 m²) | $5,000 to $7,500 | Action Roofing, Western Sydney prices |
| Metal roof restoration (Colorbond or Zincalume) | $3,000 to $7,000 | Action Roofing, Western Sydney prices |
Quoted as each publisher states them; none says whether GST is included. The first two rows are a Sydney contractor’s undated roof painting page, which says the price depends on “roof size, pitch, access and how much repair and repointing the preparation stage needs” (checked 12 October 2026). The last three are a Western Sydney contractor’s restoration cost guide (17 April 2026), whose prices include cleaning, repairs and “two coats of Dulux AcraTex or WeatherShield” (checked 1 October 2026 and 12 October 2026).
Roof cleaning on its own
| What’s charged | Published price | Who publishes it |
|---|---|---|
| Full roof cleaning | $250 to $500 | hipages, national guide |
A national trades marketplace’s cost guide (updated 6 January 2026), checked 1 October 2026. It doesn’t say whether GST is included.
A Northern Beaches roofer’s painting guide (published 5 October 2026) quotes Master Painters and Decorators Australia’s labour-only rate of $12.67 per m² for repainting corrugated iron roofing, excluding materials and scaffolding or edge protection, and calls roofing rates “indicative only”. That’s labour, not a finished price, so it sits well below the totals above.
What a roof painting price should include
Painting is the coating; most of the work is the preparation. The Sydney contractor’s painting page describes the usual order: pressure clean the roof, replace cracked tiles, rebed and repoint the ridge capping, let the pointing dry, then a primer and “a minimum of two to three coats of membrane”. On metal roofs it’s a wash, rust treatment on screws and sheet edges, an etch primer and a roof-grade topcoat.
When you compare quotes, ask each roofer to list:
- The cleaning method, and what happens to the runoff
- Repairs: how many tiles, metres of ridge to rebed or repoint, screws or sheets to replace
- The primer and topcoat by product name, and the number of coats
- Scaffold or edge protection, and who masks windows, solar panels and the driveway
- Whether GST is included
Painting a Colorbond or Zincalume roof
BlueScope’s technical bulletin on overpainting (TB-2, August 2022) says Colorbond, Zincalume and zinc-coated steel “can be successfully overpainted”, and that “The most suitable paint type for overpainting BlueScope coated steel products is generally water-based acrylic.” It also says rust should be removed “with a stiff nylon bristle brush”, not steel wool, and that primer and topcoats from different suppliers shouldn’t be mixed.
Two warnings matter on the Beaches. In “more corrosive salt marine locations” the bulletin says “it may be necessary to choose a paint system that has enhanced corrosion resistance”, such as a zinc-rich primer. And “The overpainting of COLORBOND® steel, ZINCALUME® steel or zinc-coated steel will void any warranties issued by BlueScope.” If your roof is new enough to still be under a manufacturer’s warranty, ask before painting it. If you collect rainwater, the bulletin says to check the paint is recommended for that use.
If the sheets are rusting through rather than just at the screws and laps, paint won’t fix it. Our guide to Colorbond, Ultra or Zincalume near the coast covers what goes back on instead.
Salt air, sun and how long a roof coating lasts
Exposure costs money on a painting job: more washing, more rust treatment at screws and flashings, and a coating system chosen for salt. The Northern Beaches roofer’s guide names Palm Beach and exposed parts of Newport as higher-exposure areas, and lists coastal exposure first among its seven price factors.
Publishers’ life spans are their own claims, not tested figures: the Sydney contractor says a properly prepared membrane system “typically performs 10 to 15 years”; the Western Sydney contractor says a restoration with its coatings “typically lasts 10 to 15 years in Sydney conditions”; and the Northern Beaches roofer gives 8 to 15 years for a well-prepared roof. In between, BlueScope’s maintenance bulletin (TB-4) asks for steel in unwashed areas such as gutter undersides to be washed “three monthly in locations such as coastal areas where marine salt spray is prevalent”.
Fibro or old corrugated asbestos roof?
Don’t let anyone pressure clean it. SafeWork NSW says high-pressure water should never be used on asbestos, and that the best solution for an asbestos roof is to replace it. See asbestos roofs on the Northern Beaches.
Who can paint a roof in NSW
NSW has a separate painting licence, and the roof tiling and roof plumbing licences both include protective coatings that don’t change the roof’s structure. A contractor licence is needed for work valued at more than $5,000 in labour and materials, including GST, which covers most whole-roof painting jobs, and so does a written contract. Over $20,000, Home Building Compensation Fund cover is needed before work starts or a deposit is taken. Check the licence on the Service NSW licence register.
Painting doesn’t usually need council approval, but some parts of the Northern Beaches have controls on roof colour and reflectivity. If you’re changing colour, ask the roofer to check, or see Colorbond colours for a new roof for how council treats roof colour.
Common questions
How much does it cost to paint a roof in Sydney?
A Sydney contractor publishes $3,500 to $9,000 to paint a typical Sydney home’s roof, and $4,000 to $12,000 with full repairs, rebedding and repointing (undated page). A Western Sydney contractor publishes $35 to $65 per m² for a complete restoration including two coats (17 April 2026). See the roof restoration cost guide for more bands.
Is roof painting the same as a roof restoration?
Not quite. Painting is the coating. A restoration does the repairs first: broken tiles, ridge capping rebedded and repointed, and on metal roofs the rusted screws, laps and flashings. Most painting quotes include some preparation, so check what’s listed.
Can you paint a Colorbond roof near the beach?
Yes. BlueScope says its coated steel can be overpainted, usually with a water-based acrylic, and that salt marine locations may need a paint system with better corrosion resistance, such as a zinc-rich primer. It also says overpainting voids BlueScope’s warranties.
How long does roof paint last?
Publishers’ own estimates run from 8 to 15 years for a well-prepared roof. Salt spray, blocked gutters and skipped washing shorten it. Preparation and the number of coats matter more than the brand of paint.
Can an asbestos roof be painted?
Not after pressure cleaning, which SafeWork NSW says should never be used on asbestos. SafeWork says replacement is the best solution for an asbestos roof; if that’s not an option, it says a fungicide and sealant can be applied to clean the surface before re-painting.
